| Tenants in the South West have been finding it increasingly difficult to secure a home recently due to an influx of population to the area.
During the process of finding a great tenant, PRD Jens Gaunt follows this process. ALL tenants are interviewed by a property manager, screened on a national tenancy default database, have their references checked thoroughly and then applicants are further shortlisted based on the details provided on their applications. Once a tenant meets our criteria they are then submitted to the property owner for approval.
Some applicants choose to offer rental amounts higher than the asking price to try and secure accommodation and as per the REIA guidelines, when a suitable applicant offers more than the asking price for a property, the other applicants need to be told of this offer and given adequate time to respond. This process is followed until an end result is achieved. Attractive to landlords are areas such as rent in advance, offers higher than other applicants and good rental history.
Whilst some tenants may be unhappy about the soaring rental prices in the Warrnambool area, their frustration should be directed at the local and state government to allow for more affordable rental accommodation... |

| Median House Price Up $20,000 |
| The median house price in Australia has climbed almost $20,000 during the September quarter, according to Mortgage Choice’s real estate market facts report.
The report showed house prices had jumped to $481,310 from $462,180 – the highest level median prices have reached since December quarter 2007.
Mortgage Choice senior corporate affairs manager Kristy Sheppard said during the September quarter, Australia had managed to outperform most other advanced economies. |
